The first industrial phase of a 70 acre development in Dartford has been successfully completed, providing a cross dock logistics hub for tenants TNT. As the project was a pre-let, the offices and warehouse areas were fitted out to meet TNT’s requirements, and early access was granted to the warehouse for the installation of their mechanical handling equipment.
Sustainability initiatives include LED lighting with occupancy detection and daylight dimming controls, solar thermal hot water heating, air source heat pumps and photovoltaic panels, resulting in an EPC rating of A and a Very Good rating under BREEAM New Construction (Industrial) 2014. The renewables are expected to provide a 10% contribution to the regulated energy demand.
The building at 55 Colmore Row has been refurbished to offer 150,000ft² of high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering, BREEAM duties and energy consultancy to achieve an BREEAM ‘Excellent’ and EPC B rating.

The property situated on the A23 near Brighton was granted permission by the council under permitted development rights to change to a residential site from office development to provide 63 apartments. The apartments are separate over seven stories consisting of one, two and three bed apartments. The redeveloped to offer 59,000ft² of high quality residential accommodation, for which Watkins Payne supplied building services engineering and energy consultancy to achieve an EPCs between B – C rating.
Building 600 located at Aztec West Business park in Bristol has been refurbished to offer 12,500ft² of high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering, BREEAM duties and energy consultancy to achieve an BREEAM ‘Excellent’ and EPC B rating.
The building Africa House along Kingsway near Holborn Station has been refurbished to offer 119,297ft² of high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering, BREEAM duties and energy consultancy to achieve an EPC C rating.
The project also involved the refurbishment of the reception space and improvement of the cycle store entrance and wayfinding at basement level.
