

Acting on behalf of Oxford Properties the practice has undertaken both decarbonisation and Cat A refurbishment within the circa 350,000ft2 office led building while maintaining full operation for existing tenants throughout.
The decarbonisation project has adopted the principles to reduce energy demand and remove fossil fuel fed plant. This includes the installation of new air source heat pumps and central main ventilation systems heat recovery, that has contributed significantly to the improved EPC for the building, plus improving long-term energy performance.
On some of the office floors Cat A refurbishment has created new modern space with upgraded interiors, roof terrace improvements and enhanced amenity provision. The interiors design solution adopted the principle of high-level raft ceilings with integrated lighting, along with an element of exposed services, to deliver a clean aesthetic.
Watkins Payne provided MEP services and EPC assessment expertise for these projects and is currently working on further improvements to the building’s reception space and amenities.

The building services use a 4-pipe fan coil unit arrangement with various ventilation systems to suit the different use areas. Full building power back-up standby generation, UPS, security and access control and automatic blinds all formed part of the fit-out.

The Grade II listed 21 St James’ Square building has been refurbished to offer 89,000ft² of high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering, energy consultancy to achieve an BREEAM ‘Very Good’ and EPC B rating.

The development Pegasus Mayfair is targeting a B rated EPC, BREEAM ‘Outstanding’ and WELL ‘Gold’ and Watkins Payne is providing these services.

The 47,900ft² area of The Smithson building in Farringdon was refurbished to high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering and energy consultancy to achieve an EPC B rating. The refurbished area is spread across basement and ground floor.
