Acting on behalf of Oxford Properties the practice has undertaken both decarbonisation and Cat A refurbishment within the circa 350,000ft2 office led building while maintaining full operation for existing tenants throughout.

The decarbonisation project has adopted the principles to reduce energy demand and remove fossil fuel fed plant. This includes the installation of new air source heat pumps and central main ventilation systems heat recovery, that has contributed significantly to the improved EPC for the building, plus improving long-term energy performance.

On some of the office floors Cat A refurbishment has created new modern space with upgraded interiors, roof terrace improvements and enhanced amenity provision. The interiors design solution adopted the principle of high-level raft ceilings with integrated lighting, along with an element of exposed services, to deliver a clean aesthetic.

Watkins Payne provided MEP services and EPC assessment expertise for these projects and is currently working on further improvements to the building’s reception space and amenities.
