Watkins Payne was commissioned to design a Cat A fit-out refurbishment across the existing 11,800sq.ft building. The ground floor was completely redeveloped with a new office entrance lobby and 1,300sq.ft new retail space.


Acting on behalf of Oxford Properties the practice has undertaken both decarbonisation and Cat A refurbishment within the circa 350,000ft2 office led building while maintaining full operation for existing tenants throughout.
The decarbonisation project has adopted the principles to reduce energy demand and remove fossil fuel fed plant. This includes the installation of new air source heat pumps and central main ventilation systems heat recovery, that has contributed significantly to the improved EPC for the building, plus improving long-term energy performance.
On some of the office floors Cat A refurbishment has created new modern space with upgraded interiors, roof terrace improvements and enhanced amenity provision. The interiors design solution adopted the principle of high-level raft ceilings with integrated lighting, along with an element of exposed services, to deliver a clean aesthetic.
Watkins Payne provided MEP services and EPC assessment expertise for these projects and is currently working on further improvements to the building’s reception space and amenities.

5 Broadgate is a new 12 story building next to Liverpool Street station in London which offer 700,000ft² of high quality office accommodation. This is the new headquarters for the Union Bank of Switzerland housing office and trading floors. Watkins Payne supplied building services engineering, BREEAM duties and energy consultancy to achieve BREEAM ‘Excellent’ and an EPC A rating.

6-10 Market Road is an office building which was originally constructed in 1989. Watkins Payne were commissioned to design a Cat B fit out refurbishment of the area for a single tenant.

10 Fetter Lane needed some freshening up for marketing, so the first floor offices were to be modernised as a show stopper with a contemporary exposed services design and improved floor to ceiling height.

103 Colmore Row in Birmingham, has achieved a successful practical completion with BREEAM accreditation of ‘Excellent’, an EPC Rating A, and WiredScore rating of ‘Platinum’.

The Kodak building in Holborn has been designed to achieve high sustainability benchmarks with WELL ‘Gold’ and BREEAM ‘Excellent’.
