When the Hyperion Insurance Group wished to consolidate several group companies into a single Central London location, Watkins Payne provided building services consultancy to fit out 132,000ft2 of commercial offices from levels 10 to 17 in the seventeen storey development at 1 Creechurch Place.
The Practice undertook a strategic review of the base build services and produced a Cat B service design with modifications to existing Category A provisions. A collaborative approach with the design team achieved a fast track programme which also incorporated client design changes as the project progressed to construction stage.
The fit-out included high specification executive board room, meeting room suites, reception areas, open plan offices, collaboration areas, refreshment points, break out areas, main and secondary equipment rooms, executive shower and WC areas, commercial grade kitchen and café / servery. A feature staircase was installed linking levels 11 to 15.
The majority of the existing services were retained, adapted and modified to give future flexibility, with new and relocated services enhancing the office experience. The base build air conditioning, provided by a combination of 2 and 4 pipe fan coil units and fresh air ductwork distribution, was modified to suit the fit-out. Existing LED lighting installations were generally retained in the open plan offices and were supplemented with feature lighting in circulation areas, meeting rooms, reception and other ancillary areas to create an ambience, with acoustic measures serving the requirements of each individual area.
The Practice also assisted the client in the initial due diligence exercise as part of the lease negotiations.
