The Marq – A sustainable building

Located at 32 Duke Street St James’s in the heart of St James’s area, is the contemporary development known as The Marq. It comprises mixed-use accommodation, with A1 and A3 retail units across the ground and basement floors 35,460sq.ft of office space on the upper six floors. The Marq is one of the latest developments from The Crown Estate.

The Crown Estate worked together with the design team and Skanska to adopt a holistic approach to sustainability and wellbeing at The Marq seeing both were integrated throughout the design process.

Sustainability was high on the agenda from conception, with the development being assessed under BREEAM 2014 New Construction and WELL Building Certification. The retail units were provided as shell only and achieved BREEAM ‘Excellent’ ratings, while the offices were assessed as fully fitted and achieved a BREEAM ‘Outstanding’ rating. The development achieved a WELL Core and Shell Gold certification verifying the performance of the building, and communicating to tenants that we are committed to creating a healthy environment for their employees.

The Marq is a building of an exceptionally high standard that helps support the health and wellbeing of the people that work in and visit it. We are thrilled to learn that this project has been featured in the NLA Resilience London research paper which recognises that sustainable and environmental approaches can be achieved in all our future building plans alongside attractive architecture.
