Watkins Payne carried out the Independent Design Review role for Seal House, a commercial office development, located in central London.
Multistory is the bringing together of two separate buildings (formerly 2 Colmore Square and Cannon House) to create one exceptional workspace featuring Birmingham’s largest amenity space that ties together communal areas for inhabitation on a work and social basis.
The key improvements that have been made as part of this project include, 2 new receptions for a best-in-class arrival experience, the introduction of a 100-person Auditorium, new lifts with destination control, a bar/coffee lounge, an outdoor terrace, communal bookable meeting rooms, generous co-working areas, new car EV charging points, best in class cycle storage and outstanding showers and changing facilities. Multistory is setting the new benchwork for Sustainability, achieving WiredScore Platinum, Fitwel 2 star and Energy Performance Certificate (EPC) of ‘B’.
Air soured heat pumps provide the heating and cooling to the amenity areas with heat recovery air handling unit providing fresh air. White box retail units are provided at ground floor level with larger retail units within the lower ground level. The two levels are linked with a grand staircase.

Located to the east of Carnaby Street and part of the Shaftesbury portfolio, 57 Broadwick Street has undergone an extensive refurbishment of the office and retail podium area to provide new shell restaurant and retail units, two new apartments on the fourth floor, and 20,445sq.ft office accommodation on first, second, third and part fourth floors.
The carbon neutral status was achieved by exemplary as-built air tightness facade solar and thermal performance significantly in excess of the Building Regulations requirements, highly energy efficient M&E systems, LED lighting and photovoltaic panel arrays on the roof of the warehouse.
The MEP services were all replaced with a focus on energy efficiency using air source heat pumps, LED lighting and natural ventilation where possible.
Skyline development for SEGRO plc provides well-connected Grade A logistics, distribution and warehousing facilities as it is adjacent to Heathrow Airport and the immediate motorway and rail networks.
Watkins Payne provided MEP systems and IT cabling design services for the fit-out of 186,000ft2 of commercial offices in the eight storey 1 Forbury Place in Reading, which formed the focus of SSE Services plc’s relocation strategy to consolidate several buildings from across southern England and accommodate 1,500 employees in a single location.
