Constructed some twenty years ago, the office building at 258 Bath Road, Slough comprises three storeys, split into east and west with a central core. SEGRO occupy the first floor east and the whole of the second floor, and Furniture Village occupy the ground floor west.
Watkins Payne have provided building services engineering to refurbish the ground floor east comprising 3,477ft² and the first floor west comprising 7,088ft².
As the existing mechanical and electrical services were in good condition, only a light touch was needed to extend the building’s M&E serviceable life for another ten years. The on-floor VAV system was overhauled and provides the offices with cooled or heated air controlled by the air handling units located at roof level. The new ceiling grid introduced into the office space has been provided with energy efficient LED luminaires.

The works involve a full mechanical, electrical, and public health (MEPH) services upgrade to deliver a building that meets contemporary operational and environmental standards.
Sustainability is incredibly important for the Client and as such the building is BREEAM ‘Outstanding’, WELL ‘enabled’ Gold, alongside WiredScore Platinum. In addition, the Design for Performance approach is been adopted in order to minimise operational energy and hence carbon emissions.
The building has been meticulously refurbished to incorporate a range of sustainable features, targeting BREEAM Excellent and EPC A ratings.
