
25 Windsor Road
Located in the heart of Slough, the office building at 25 Windsor Road has been transformed.

Following the successful refurbishment and fit-out of the lower ground and ground floors as a separate project, the team responsible for delivering Multistory at 2 Colmore Row commenced a phased refurbishment of the building’s extensive upper-floor office accommodation.
As tenant spaces became vacant, refurbishment works were undertaken across the 1st, 2nd, 3rd, 4th and 5th floors, together with the entirety of the 6th floor.
The MEP scope included the installation of a new VRF heating and cooling system, integrated with floor-by-floor ventilation systems using heat recovery units. The project also delivered new energy-efficient LED lighting with intelligent lighting controls, alongside a fully upgraded fire alarm system. Exposed services were adopted to align with the architectural requirements which meant a heightened level of coordination and attention to detail throughout the MEP installation. This collaborative approach has resulted in a striking aesthetic with the building services forming an integral part of the overall design.
In addition to delivering the MEP services, Watkins Payne were appointed as the project’s BREEAM Assessor. The refurbishment is on track to achieve BREEAM ‘Excellent’ reflecting the projects strong sustainability credentials.
The completion of this phase marks the culmination of several years of involvement with the building, however there remains the potential for future Cat B fit-out works on some of the lower floors, combining elements of the previous projects to accommodate an incoming tenant.

Coda Studio, located in Fulham’s Munster Road, contains 57 self-contained office units providing rentable accommodation for various types of small businesses. An 8,600ft² section of the existing car park was reallocated for the development of a gym, lounge and meeting area, for which Watkins Payne supplied building services engineering.

When Coverys signed the lease to occupy the sixth floor at 1 Creechurch Place in London EC3A, Watkins Payne were appointed building services consultants for Cat B fitout of the 16,000ft2 office areas, providing MEP systems and IT cabling design.

The exposed services strategy implemented at Fortess Grove compliments the industrial nature of the building. Cycling facilities are provided along with showers and lockers at ground floor level accessed directly from the rear of the building along Railey Mews. The development achieved a WiredScore certification of ‘Gold’ and a B rated Energy Performance Certification.

Building 600 located at Aztec West Business park in Bristol has been refurbished to offer 12,500ft² of high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering, BREEAM duties and energy consultancy to achieve an BREEAM ‘Excellent’ and EPC B rating.

Watkins Payne provided MEP systems and IT cabling design services for the fit-out of 186,000ft2 of commercial offices in the eight storey 1 Forbury Place in Reading, which formed the focus of SSE Services plc’s relocation strategy to consolidate several buildings from across southern England and accommodate 1,500 employees in a single location.
