Unit 3 at Dorking Business Park has just received Practical Completion following a comprehensive refurbishment.

The building comprises circa 10,000ft² office accommodation over the ground and first floors with plant space provided to the rear and on the second floor. The project was undertaken with a pre-let tenant onboard moving from another building on this site and so could be tailored to their needs.

We first visited the building in 2020 and established that some of the base build plant was coming towards the end of its life expectancy and so this refurbishment benefited from the replacement of the main electrical switchgear as well as an uplift and improvement of the front of house areas.

The building is provided with new indoor variable refrigerant flow (VRF) heat recovery fan coil units that meet the heating and cooling needs of the building.

The systems are controlled via multiple wall-mounted controllers which are dedicated to the spaces they serve and link back into a centralised controller which monitors the equipment as a whole. The fan coil units provided are 4-way blow cassette and wall type units which have been upgraded from those provided in the original scheme.

The offices are mechanically ventilated throughout via heat recovery units which are provided on a floor by floor basis. The toilet accommodation benefited from a light touch refurbishment with the existing toilet extract fans retained and overhauled as part of the works.

The office’s floors are provided with new LED modular luminaires and downlighters as part of the refurbishment. The lighting installation is supplemented with self-contained emergency LED luminaires in compliance with British Standards. The building has benefited from an incoming electrical upgrade together with new incoming telecommunication services to serve the incoming tenant’s use.

The building benefits from ample parking and as part of the refurbishment electric vehicle charging points have been added to the scheme to bring it in line with other developments of a similar type and to accommodate the additional electrical vehicles which are seen on the road today.

Dorking Office Park is a well established business park that is prominently positioned within the town. It is in an ideal location for commuters with Dorking West train station is only a 2 minute walk away.
