The 90 Long Acre redevelopment scheme consists of a major refurbishment and extension of the existing 1980s building. The development is an 8 storey building comprising 20,988m² (NIA) of office area and 1,903m² of retail (A1,D1,D2 and SG) area located on lower ground – and upper ground floors.
The office HVAC consisting of a mixed-mode design with openable façade elements allowing for natural ventilation and cooling when available to the perimeter zones. Hot water for space heating is provided by air source heat pumps and chilled water for cooling is generated via air cooled chillers. Multi function heat recovery air source heat pumps are utilised during simultaneous heating and cooling conditions for high efficiency operation.
The Grade II listed 21 St James’ Square building has been refurbished to offer 89,000ft² of high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering, energy consultancy to achieve an BREEAM ‘Very Good’ and EPC B rating.
The project also involved the refurbishment of the reception space and improvement of the cycle store entrance and wayfinding at basement level.
Unit 3 at Dorking Business Park has just received Practical Completion following a comprehensive refurbishment.
The building at 20 St James’ Street has been refurbished to offer 53,295ft² of high quality office accommodation, for which Watkins Payne supplied building services engineering, vertical transportation engineering, BREEAM duties and energy consultancy to achieve an BREEAM ‘Very Good’ and EPC B rating.
The building has been meticulously refurbished to incorporate a range of sustainable features, targeting BREEAM Excellent and EPC A ratings.
Coda Studio, located in Fulham’s Munster Road, contains 57 self-contained office units providing rentable accommodation for various types of small businesses. An 8,600ft² section of the existing car park was reallocated for the development of a gym, lounge and meeting area, for which Watkins Payne supplied building services engineering.
