
Union House Southwark
Situated in Southwark on the intersection of Great Suffolk Street and Union Street, the iconic red brick Union House, historically a warehouse converted into offices, has undergone a substantial redevelopment.

Watkins Payne Partnership has been part of a development team responsible for enabling works across a 27 acre site at Bumpstead Road, Haverhill, Suffolk to form a number of plots under a contract which started in 2015.
September 2017 saw the completion of the first building on the site, which is a 20,000ft2 warehouse for the end user MKM Building Supplies.
The building is provided with natural ventilation and LTHW heating to the showroom and office areas, plus the toilets which also receive hot water from the same boiler installation.
Lighting is via LED high bay luminaires to the warehouse and recessed modular luminaires to the showroom and offices.
The building achieved a BREEAM rating of Very Good and an EPC rating of A.

Designed by Foster Associates in the late 1970s, the Tetris A40 industrial and logistics distribution building in Greenford contains elements that are now listed due to their architectural and design value.

Watkins Payne provided MEP systems and IT cabling design services for the fit-out of 186,000ft2 of commercial offices in the eight storey 1 Forbury Place in Reading, which formed the focus of SSE Services plc’s relocation strategy to consolidate several buildings from across southern England and accommodate 1,500 employees in a single location.

The exposed services strategy implemented at Fortess Grove compliments the industrial nature of the building. Cycling facilities are provided along with showers and lockers at ground floor level accessed directly from the rear of the building along Railey Mews. The development achieved a WiredScore certification of ‘Gold’ and a B rated Energy Performance Certification.

The Grade II listed building at 2 New Burlington Street has been redeveloped to offer 5,000ft² of high quality residential accommodation, for which Watkins Payne supplied building services engineering and energy consultancy to achieve an EPC D rating.

Academy House was refurbished to provide 22,100ft² of high quality office accommodation. Watkins Payne supplied building services engineering which saw the 3rd to 6th floor including the ground floor reception of Academy House converted into open plan office areas and reception. This became the London headquarters for Sports Direct.
